Don't be fooled by some Real Estate Agencies 21 Day contracts!
Here's how it works:
1. You sign a contract with, for example, "Realty Two" that says they will allow you to advertise your home yourself "For Sale By Owner" for 21 days.
2. If your home does not sell within the 21 day period, you are automatically locked in to their contract which will almost certainly cost you thousands of dollars in commissions.
The problem with this type of contract is that the "Realty Two" agent is certain that your home will not sell during the 21 Day period, especially if all you do is run little one or two line advertisements in the newspaper. Their contract then takes effect and you kiss a big chunk of the hard earned equity you've built up in your home over the years goodbye.
Our advice to anyone considering their 21 Day option is to go ahead and sign up with "Realty Two" up front knowing that you are probably giving up thousands to sell your home.
